It is logical that Ailsa Cowdrey should specialize in rentals along the coastal strip from Mount Maunganui to Papamoa. When she is not conscientiously ensuring the properties she manages never need resuscitation she will likely be found at the Papamoa Surf Club where she is Club Captain, head instructor and a member of the surf club patrol.
Just as water safety is all about prevention and sensible planning, Ailsa sees her property management role as putting all the systems in place to ensure the properties in her care are rented responsibly with the flow on effect that landlords are assured of regular worry free rent payments.
Ailsa has been in property management since 2005. This ex-travel agent with a wide network of local contacts has found the ideal outlet for her people skills, applying attention to detail and constant communication for positive results. Ailsa owns a rental property herself so has personal experience with the issues involved.
Especially important to Ailsa are:
- Taking the time at the beginning to select the right tenants pays off during the tenancy.
- Showing respect for and developing rapport with tenants (and landlords).
- Detailed inspection reports with plenty of photos taken prior to tenancy as reference points.
- Regular checking of rental payments and immediate remedial action if necessary.
Ailsa currently manages nearly 150 properties and could efficiently handle up to 170. After living in Papamoa, the family (they have four teenage boys) has recently moved to central Mount Maunganui so she is keen to increase her managements in the Mount Maunganui area. She appreciates the support and access to training and knowledge that working for a large property management delivers, combined with the motivating force of self employment.

We have utilised the services of AILSA COWDREY for twelve years in her capacity as Rental Agent for our 3 flats in Evans Road. Initially she represented The Professionals, who were bought out by Eves Rentals.
Most agents can be pleasant when things go well, but we have on several occasions called upon Ailsa’s experience and skills when tenant situations called for Tribunal Applications or legal form filling and general procedural guidance for situations outside our experience.
Ailsa has given freely of her advice (which was pertinent and worked) and provided us with forms when they proved difficult to find on websites. She is always pleasant, knowledgeable, helpful and effective.
